New boutique plans submitted for Brisbane’s Clifftop inner city

Plans for Clifftop boutique apartments, rising eight storeys high, have been submitted for Kangaroo Point in central Brisbane.

The proposal, consisting of 18 apartments, involves the creation of an integrated plot of 963 sq. m. m on Paton streets, 14 and 24.

It was submitted to Brisbane City Council by Rodrigues Property Group.

Property records show the holding, covering two adjacent lots, was acquired in separate transactions in 2022 and 2023 for a total of $4.5 million.

Under the scheme, designed by HAL Architects, the two- and three-bedroom apartments will feature above-ground and basement parking for 37 cars and 21 bikes.

Roof terrace with total open space of 336 sq. m, including a yoga lawn, sun loungers, shade umbrellas, a gazebo, barbecue area and dining area, will complete the seven residential levels of the proposed complex.

“The architectural aims of this proposal are to create a vibrant and contemporary residential building,” the planning report states.

The site has current planning permission for two five-storey residential buildings consisting of four apartments.

“The feasibility of current off-grid projects is not currently considered financially viable due to increasing construction budgets,” the report said. “The applicant will not proceed to issue existing building permits.

“Combining the two existing sites not only improves construction efficiency, but also provides efficiencies and improvements to the current building design and site planning.”

The proposed building exceeds the maximum height of a five-storey development and the development application is subject to a performance based outcome.

“The building is considered to be of high architectural merit and, despite inconsistencies relating to the height of the building and on-site parking, the proposed development remains broadly consistent with the intention of a medium density residential area, and in particular the attributes of the built form. is encouraged and already evident in the River Terrace area of ​​the Kangaroo Point Neighborhood Plan,” the report states.

It also said the proposal is consistent with the principles of Brisbane Council’s Housing Action Plan, which focuses on initiatives to combat residential sprawl and address short- and medium-term shortcomings in the city’s housing supply, making it easier for industry to build more housing more quickly.

If approved, the proposed development will replace two detached houses on the site.
