Brisbane Airport has begun construction of a new industrial warehouse and office project, marking the second active project in the Airport Industrial Park.

Lot AIPN02 is a 1.8 hectare site at 49 Boronia Road, Airport Industrial Park, Brisbane Airport, with 8,724 sq m of office and industrial warehouse space. m, suitable for warehousing, storage and distribution.

Tomkins Commercial was awarded the construction contract and began installing precast concrete panels on site.

When completed in early 2025, the office front will feature free-form concrete panels and aluminum cladding, and the split development means it can be rented as an entire warehouse or two separate warehouses.

“The new project has been developed to meet the growing demand for commercial and industrial properties,” says Todd Perry, Brisbane Airport Corporation’s Head of Industrial Property and Logistics.

“Brisbane Airport’s aggressive development strategy is specifically designed to support Queensland’s rapidly growing industrial sector.

“This is our second active project in the area and follows the huge success of our initial project: a warehouse and office facility acquired by Queensland owned and operated Phoenix Express Logistics on a five-year lease.

With industrial vacancy rates still at historic lows, this new development offers an exceptionally rare opportunity for potential tenants.”

An additional benefit is the unprecedented opportunity to connect Brisbane Airport Park to the new development, located just 12 km from the Brisbane CBD and connected to the Gold Coast, Sunshine Coast and Brisbane’s key industrial areas by a major trunk road network.

Tenants also enjoy the flexibility of 24/7 operations with 24/7 access to facilities management services, ensuring minimal disruption.

“The Airport Industrial Park is home to high-profile tenants including Martin Brower and Phoenix Express Logistics, as well as Australia Post, whose 31,800 sq m parcel facility. m is Brisbane Airport’s largest industrial complex,” says Martin Ryan, Executive General Manager, Commercial.

“The property is a showcase of Australia’s excellence in sustainability and aims to achieve a 5-star Green Star rating for reducing its carbon footprint and delivering energy efficiency to its tenants.

Tomkins Commercial uses low carbon products and building materials and once the development is complete, solar panels, rainwater harvesting and electric vehicle charging facilities will be installed.”
